Context

A Dubai real estate agency serving high-budget clients. It ranks among the top partners of many developers and, thanks to a strong team, has access to exclusive units. This case sums up a full year of working together.

As with every case on this page, the agency is not named; the figures are reported exactly as the campaigns produced them.

Delivered with our partner team for real estate marketing. Client, developer and project names are withheld under NDA; the figures are the campaign’s own.

The brief

  1. Bring in 200 leads a month from the Russian- and English-speaking segments

  2. Raise the share of leads that turn into qualified ones

  3. Raise the conversion from lead to deal

  4. Set up sound business processes in the sales department

  5. Run quality-control and design audits

Challenges and solutions

Problem
Some locations kept producing low-quality leads
Goal
Raise lead quality by reworking the targeted locations
Solution
Armenia, Georgia and Kazakhstan were removed from the campaigns, and Turkey and the USA were added at the client’s request — both went on to bring in quality requests.
Problem
Keeping results up for a whole year on the same ad setups, especially in the low season
Goal
A steady flow of requests for Dubai property
Solution
Together with the client we regularly picked new projects likely to catch buyers’ interest, refreshed the ad setups, kept relaunching and tested new hypotheses.
Problem
Leads were coming in with low budgets
Goal
Attract high-budget leads for Dubai property
Solution
Cheaper projects came out of the ads, the traffic manager was replaced, and the campaigns moved to a pool of high-ticket projects with striking visuals — in practice these launches hook Dubai buyers well. Clients with smaller budgets were routed faster to other properties that matched their criteria.
Problem
The market was flooded with identical offers from different companies, and leads were not reaching a deal
Goal
Stand apart from competitors selling the same projects
Solution
We chose to promote only projects that competitors were not advertising.
Problem
The CRM was poorly set up and the team had not been properly trained to use it
Goal
Improve the business processes in the CRM and train the team
Solution
The CRM processes were rebuilt: automation configured, messengers connected, a Telegram chat set up for lead alerts, plus auto-messages and lead handoff. Training sessions covered how the sales funnel works in the CRM, when to send auto-messages and which fields hold a lead’s details.
Problem
Some brokers’ work lacked transparency, and leads were suspected of being siphoned off
Goal
Check that brokers work honestly
Solution
Brokers are now checked through a mystery shopper service.

Anti-spam filtering

The filter weeds out low-quality requests and bots before they reach the main funnel, so the sales team only talks to real buyers.

CRM, Google Sheets and Telegram icons

CRM business processes

Messengers and automatic messages were connected, and request handling was automated: a Telegram chat flags new leads, a Google Sheet stores the lead base, and lead handoff is configured.

Website design audit

A design audit reviewed the site’s current design with one aim: more visitors leaving a request. A branded sticker pack was designed as well.

Broker checks by quality control

A quality-control audit looked for mistakes in how the team works, and a mystery shopper was brought in to make brokers’ work more transparent.
